New city taking shape between Brisbane and the Gold Coast
Community and local government consultations have produced an extensive infrastructure plan to transform Coomera into a major 21st Century urban community.
In line with the South East Queensland Corridor future plan, Coomera is set to evolve from the entertainment precinct it is today into a residential and business centre with a host of major lifestyle activities.
Positioned between Brisbane and the Gold Coast, Coomera is the fastest growing corridor in Australia. The eight-lane Pacific Motorway and easy commuter Queensland Rail services provide fast, comfortable and direct access to both areas.
While just 12,400 people live at Coomera now, a strong population growth of 13.8% each year since 1999 has resulted in two out of three residents having arrived there in the last five years. The population is expected to reach 70,000 in the next three years, and will be a bustling 150,000 people by 2025.
Work has already commenced on a $200 million new town centre that will adjoin the existing Dream World entertainment complex and a new University.
Additional schools, light industry and residential subdivisions have been approved. A major 106,000sqm. retail centre around the existing Coomera train station will accommodate a community centre, a public library, private hospital and a 50m swimming pool.
Average property prices in Coomera have escalated 11% per annum since 1998 and, with the new influx of residents, this trend seems set to continue.
Publicly-listed home-and-land developer Devine Ltd identified this trend several years ago, and is developing Coomera Sanctuary to meet current housing demands. Devine has several more residential estates planned in Coomera to accommodate the future growth.
Coomera Sanctuary is a 100-lot development in Upper Coomera - and only 16 lots remain unsold. Surrounded by the brilliant colour of the government-protected native bushland, Coomera Sanctuary is close to local parks, walking tracks, and the Coomera River.
Single and two-storey, open-planned havens average $340,000, and are ideal for the first and second home buyer.
"We have designed our house and land packages to meet the big influx of young families moving to the area," said Devine's Gold Coast Development Manager Peter Dunkley. "We see strong growth in this corridor, and another 500 homes will be completed within the next eighteen months."
Mr Dunkley attributes Coomera's boom to its strategic location in Queensland's South East corner, where one million more people are expected to settle over the next 20 years.

A vast selection of house styles will be on offer in all of Devine's estates, and all will encompass the new sustainable housing codes announced last month by the Minister for Planning and Local Government Desley Doyle.
